Who owns the interiors and furniture after fit-out?+

Under the Rent model, the fit-out cost is borne by Oplus Cowork and amortised over the lease term. Under the Franchise model, the interiors are jointly owned per the partnership agreement.

What's the minimum property size you partner with?+

We typically partner with properties starting at 2,500 sq ft of carpet area. For franchise centres, 5,000 sq ft is usually the sweet spot. Smaller boutique properties are evaluated case-by-case.

Do you partner with under-construction or bare-shell properties?+

Yes. We're happy to work with bare shells and even properties still under construction, so long as the handover is within a clear timeline. We often co-design the floor plate to optimise for coworking layouts.

Which cities are you actively expanding in?+

Patna, Lucknow, Pune, Delhi, Noida, Ranchi, Gurugram, Bengaluru, Hyderabad, and Mumbai. We're also opportunistically open to Tier-2 cities with strong demand signals.

How is the franchise revenue share structured?+

Typically, the property partner receives 60–70% of net operating revenue depending on the level of capex contribution, location quality and competitive context. The exact split is part of the proposal we share post site-visit.

How long does the entire process take?+

From form submission to centre launch, the average is 60 days site visit (7 days), agreement (7 days), design + fit-out (30–45 days), and member onboarding (parallel track).
